Port your mortgage or start fresh?
This is one of the most important questions when moving home. There's no universal right answer it depends on your rate, your lender, and your new property.
🔄 Porting your mortgage
You take your existing mortgage deal with you to the new property. Good if you're on a low fixed rate with ERC charges remaining.
🆕 New mortgage deal
Start fresh with a new lender or a new deal with your existing one. Often better if your fix is nearly up or rates have fallen.

Can I keep my current mortgage rate when moving?
It depends on your lender and deal. Most mortgages are portable in theory, but your lender still has to approve the new property and reassess your affordability.
What if my new home costs more than my current one?
You'll need to borrow more. This additional borrowing will usually be at a new rate, so your mortgage may end up as two separate parts the ported amount and the top-up.
Do I pay stamp duty when moving home?
Yes, unless the property is under £250,000. Use our stamp duty calculator for an accurate figure. If you own a second property, higher rates apply.
What surveys are available?
Three main options: basic mortgage valuation, HomeBuyer Report, or full structural survey. Older properties or anything you have concerns about warrant at least a HomeBuyer Report. Debbie will explain the difference.
