Before anything else, check what lenders can see. Use Check My File to get the full picture. It shows all three main credit agencies (Experian, Equifax and TransUnion) in one report, free for the first 7 days. Cancel within the 7 days to avoid the £14.99 a month subscription fee.

Get your Agreement in Principle

An AIP confirms a lender is happy to lend to you in principle. Estate agents want to see this before accepting an offer.

Making the most of what's available to you

There are a number of schemes designed to help first-time buyers get on the ladder with a smaller deposit or at a lower cost. Not all of them are right for everyone, Debbie will talk you through which ones apply to your situation.

How much deposit do I need?

Most mainstream lenders require a minimum of 5% of the purchase price, though some specialist lenders offer 100% mortgages or products with smaller minimums. A bigger deposit usually means better rates. On a £250,000 home, a 5% deposit is £12,500. Lenders offering 100% mortgages or lower minimums typically charge higher interest rates and have stricter affordability and credit requirements. Debbie will help you understand what's actually available for your situation.

Can I get a mortgage with bad credit?

It depends on the type and severity of the issue. Some specialist lenders work with people who have adverse credit. Debbie will be straight with you about what's possible.

How long does it take to buy?

From offer accepted to completion is usually 8 to 12 weeks. Getting your mortgage and documents sorted in advance can speed things up significantly.

What other costs are there besides the deposit?

You'll need to budget for stamp duty (if applicable), solicitor fees, survey costs, and any broker fee. Debbie will give you a full cost breakdown upfront.

What is an Agreement in Principle?

An AIP is a certificate from a lender confirming they'd be willing to lend you a certain amount, subject to full checks. Estate agents take buyers more seriously when they have one.

Do I need a solicitor?

Yes. Conveyancing (the legal transfer of the property) must be done by a licensed solicitor or conveyancer. We can recommend one, or you can choose your own.

What about 100% mortgages?

A small number of lenders do offer 100% mortgages (no deposit needed). These are available, but they come with higher interest rates than mortgages with a deposit, and lenders are typically stricter on credit requirements and affordability. We can discuss whether this option is right for your situation.
