BTL mortgages are assessed differently to residential ones. Understanding the key differences makes the process much simpler.

Lenders typically require rental income to cover 125 to 145% of the monthly mortgage payment at a stressed interest rate.

Can I buy-to-let with no existing mortgage?

Yes being a first-time buyer doesn't stop you getting a BTL mortgage, though some lenders prefer borrowers who already own their own home.

Should I buy in my personal name or through a limited company?

This is a tax question as much as a mortgage question. Limited company structures are popular with portfolio landlords but come with higher rates. Always speak to an accountant alongside your mortgage adviser.

Can I let a property I used to live in?

Usually yes this is called consent to let. You'll normally need to inform your existing lender and may need to switch to a BTL mortgage. We can help you through this.

What's the minimum rental income I need?

It varies by lender, but a common stress test is that rent covers 125% of the mortgage payment at a rate of 5.5%. Debbie will work out exactly what rental income you need for the property you're considering.
