What actually happens, start to finish

From first chat to keys in hand, here's the whole journey, what happens at each stage, what you'll need, and how long it usually takes.

The six stages

1️⁛

The first chat (Day 1)

A free call with Debbie about your situation, income and plans. No paperwork needed yet, this is about understanding what's realistic.

2️⁛

Decision in Principle (Days 1 to 3)

A lender's initial 'yes, in principle' based on a soft search. Estate agents will usually want to see this before accepting an offer.

3️⁛

Documents (Week 1)

ID, proof of deposit, payslips or tax returns, bank statements. Debbie tells you exactly what's needed and checks it before anything is submitted.

4️⁛

Full application (Weeks 1 to 2)

Debbie submits to the chosen lender and manages underwriting queries. The lender values the property during this stage.

5️⁛

Mortgage offer (Weeks 2 to 4)

The lender's formal commitment, usually valid for up to six months. Your solicitor then progresses the legal work.

6️⁛

Exchange & completion

Contracts exchange, your deposit is paid, and a completion date is set. On the day, funds transfer and you collect the keys.

Timings are typical, not guaranteed, chains, valuations and solicitors all affect the pace. A purchase commonly takes 8 to 12 weeks overall; remortgages are usually quicker.

What you'll need

✓Photo ID (passport or driving licence) and proof of address
✓Last 3 months' payslips, or 2 years' tax calculations (SA302s) if self-employed, sometimes 1 year is workable
✓Last 3 months' bank statements
✓Proof of deposit (savings statements, or a gift letter if family are helping)
✓Details of any credit commitments, loans, cards, car finance
